How to claim your 50% OFF

It's simple, if you need another extension or conversion or even both, you get charged full price for the most expensive item, then everything else gets 50% OFF

1. Site Survey

We'll complete a detailed site survey using our LiDAR and Room scanning software to produce a point cloud of your property, noting key details about your existing dwelling like drainage, power etc. If you'd prefer to complete this step yourself, providing you have a compatible iPhone or iPad Pro we'll give you FREE access to our software.

2. Concept Design

Once we've completed your survey we'll get to work straight away. We'll produce the layouts of your existing property, and the initial conceptual detail for your additions. This gives you an opportunity to complete the 1st Round of changes. Our concepts include 3D views of your property for FREE, which we think really help visualize your improvements. We also buy your OS map for FREE

3. Detailed Design

This is where the fun really starts. We'll take on-board your 1st Round of changes from the Concept phase and will start to produce the detail for your property. All the detailed elements like floor plans, elevations, sections, site and location plans and even the Design and Access statement. We'll work through the 2nd round of changes with you to develop your design further

4. Submission

Once we've completed the detailed design we'll complete the application through the Planning Portal on your behalf. Once this is complete we'll send out the Draft application together with our final documents for a final review. At this point you have the chance to make your 3rd Round of changes. Once your happy we'll submit the application nominating you as the beneficiary

5. Approval

It doesn't matter what the application type, we'll act as your agent throughout the whole process, which means we'll be the primary point-of-contact for your Local Authority and will keep you up to date with any ongoing developments. Sometimes we may need to produce more information, which providing it's within the initial scope we will do for FREE.

What's included in the price?

A concept and detailed design phase with up to 3 revisions. Existing and proposed drawings

  • Site/block plan at 1:500 scale
  • Location plan at 1:1250 scale
  • Floor plans
  • Elevations
  • Sections (if needed)
  • External 3D line drawings
  • Internal 3D line drawings
  • Your OS Map (A3 in dwg format)
  • We submit the application on your behalf
  • We'll even come out to complete a site survey within 50 miles

What's not included in the price?

We can't offer you everything but we try to keep it to a minimum:

  • We do not pay the local authority fees and leave that to you
  • We leave any specialist reports to you for free-issue to us to include in the final submission
  • We do not buy any other type of plan except the OS Map
  • We do not complete multiple surveys or surveys beyond our 50 mile radius
  • Extra revisions over-and-above the 3 FREE revisions are not included
  • We don't ship out paper plans but do give you access to electronic copies
  • We don't buy your title or title plan and need you to advise if there are any restricted covenants or charges on your property that would affect the proposal

Can you complete my project without a survey?

We can but we may need a few things from you. We can use a combination of readily available information from Zoopla, Rightmove, Google Maps, Google Earth and the photos and sketches you provide to develop the concept and present it in a range of layouts for you to to appraise and take the next steps. We also offer you the use of our mobile LiDAR/Room Scanning software for FREE, providing you have a compatible device
