What Does 'On Your House' Mean?

Our approach is to keep things as easy as possible, with one simple to understand price rather than price per type of addition, p/m2 or a percentage of the estimated overall cost.

You can add any type of project to your home beit an extension, loft conversion, garage conversion, internal reconfiguration or any combination.......all for one fee. You may want a single storey extension, garage conversion and a loft conversion, or maybe you want a double storey extension, loft conversion and internal reconfiguration. It's the same price

A fixed fee at just £2,250 per dwelling for new customers!

Types of Application

Our price includes any one type of application, like Planning Permission. That means we'll combine our information with any reports or other information you provide us, complete the application on your behalf and nominate you as the beneficiary to pay the local authority fee

3 FREE Revisions

Your confidence and overall happiness with your final design is vital, that's why we include up to 3 revisions in our price. That means that throughout the process, prior to your application being submitted we'll happily make 3 changes to your drawings. Just let us know and we'll get it sorted for you

Ongoing Support

We don't just submit your application and walk away, we act as your agent throughout the entire process. This means that if and when the local authority reach out for additional information, providing it's within our scope we'll produce that for FREE, otherwise we'll reach out to you and coordinate the whole thing

The £500 Discount

Every one of our Clients, homeowner, developer, builder or other professional will receive a £500 discount off any follow-on works for that project. The reason for this is simple, we don't have to draw your project from scratch! Simply put, if we've already drawn your project why would we you charge as if we haven't

What's Included and What's Not?

What's included in the price?

Add as many elements as you need through a concept and detailed design phase with up to 3 revisions.

Existing and proposed drawings

  • Site/block plan at 1:500 scale
  • Location plan at 1:1250 scale
  • Floor plans
  • Elevations
  • Sections (if needed)
  • External 3D hidden line drawings
  • 1 FREE 3D render of an external elevation of your choice
  • Your OS Map (A3 in dwg format)
  • We submit the application on your behalf
  • We'll even come out to complete a site survey

What's not included in the price?

We can't offer you everything but we try to keep it to a minimum:

  • We do not pay the local authority fees and leave that to you
  • We leave any specialist reports to you for free-issue to us to include in the final submission
  • We do not buy any other type of plan except the OS Map
  • We do not complete multiple surveys
  • Extra revisions over-and-above the 3 FREE revisions are not included
  • We don't ship out paper plans but do give you access to electronic copies
  • We don't buy your title or title plan and need you to advise if there are any restricted covenants or charges on your property that would affect the proposal

Can you complete my project without a survey?

Yes we can.

Some of our Clients prefer to accept the £50 discount we offer by completing the survey themselves. In these instances we offer our Clients the use of our mobile LiDAR/Room Scanning software, providing they have a compatible device. If you don't have a compatible device then we're afraid we'll have to complete this ourselves
